Located at 1820 E. Germann Road at the northwest corner of Germann and Cooper roads, the $25.3 million development, Chandler Bay, will bring flexible, power-equipped industrial space to a key Southeast Valley corridor.
The project marks the second joint venture between IndiCap and VAC Development, following Bethany Bay in Glendale, and is designed for small to mid-sized industrial users seeking modern, accessible space.
Chandler Bay will deliver a 110,481-square-foot Class A building with 28-foot clear height, 12 dock doors, 15 grade-level doors, 5,000 amps of power, ESFR sprinklers, and a 2:1,000 parking ratio.
Suites will be configured around ±9,000-square-foot bays, with three spec office suites (1,700–2,200 square feet) delivered during shell construction. Each will include 400-amp expandable power, LED lighting, and fully air-conditioned warehouse space.
“Chandler Bay is designed to meet growing demand for highly functional small-bay industrial space in the Southeast Valley,” said Mike Chernine, CEO of IndiCap. “Its location near Loop 202, strong power capacity, and flexible layouts support a wide range of users.”
Located just half a mile from the Loop 202 and Cooper Road interchange, the project offers strong regional connectivity for distribution, service, and light manufacturing users, along with a dedicated will-call area for customer pickup.
Upon completion, Chandler Bay is expected to be the only shallow bay project in the area capable of accommodating tenants seeking approximately 17,000 square feet, addressing a key supply gap in the Southeast Valley.
Site acquisition closed March 13, 2026. Construction begins March 2026, with a groundbreaking April 14, 2026, and completion expected December 2026.
