VIP II is a 511,679 square foot, 2 building project on 30 acres connected to our Phase I Site on the SE of the Site.  The project will begin construction in April 2023 and has a planned completion date of February 2024.

VIP II is located in the West submarket offering convenient access to all the points of Greater Phoenix Metro.  The property sits just one mile away from the Loop 303 freeway which connects to Interstate 10 that is roughly six miles away.  Loop 303 & Northern Parkway Interchange is approximately .5 miles south of the project and Phoenix Sky Harbor International Airport is a 25-minute drive from the VIP site.

The site is vacant and is currently being used for agricultural purposes.  The proposed buildings sizes are 235,040sf and 276,640sf with a clear height of 30’ & 32’.  Buildings include truck-style facilities.

Project VIP II is located in the heart of large e-commerce companies, food and beverage operators and manufacturers.  Ball Corporation, Red Bull, White Claw and Cold Summit are just a few of our neighbors included in the 1,340 acre Woolf Logistics Industrial Campus.  Recently, Nestle announced construction of a new $675 million facility to the SE of our site.

The Site sits adjacent to APS’s Falcon 100MW Substation providing ample power to mission critical facilities in need of large, on-demand power sources.  Sewer and water is supplied by Epcor.
